We haved worked with Cleo, Eric, and the Fernwood team in Las Vegas for last 8 years for real estate investment in Las Vegas. We are impressed by their unique quantitative approach to market and home selection optimized for longer term tenant retention and cash flow. Its proprietary software narrows down large MLS list to selected few homes for investors to look through. The selected candidate homes are evalated by property manager to derive more realistic potential rent and desirability of the location. The agent will visit the home and provide video guide for investors. The team is intimately involved in buying and renovating the homes for leasing. After the homes are put into services Eric is still availble to help solving issues such as major repair. I worked with Eric, Cleo, and Taylor back in 2024 to add two single-family investment properties to our portfolio. I found their renter-first approach unique, and we were able to identify specific properties that would attract the exact renter profile we wanted. They stayed in the trenches with me through the entire purchase and then through the remodeling and prep phase to make sure everything was move-in ready for tenants. The property management team they connected me with has been just as impressive—incredibly organized, great advice, have been excellent communicators. In addition, if anything ever occurs that is "out of the ordinary," Eric has offered numerous times to make himself available to help find a solution. Thankfully, now two years in, we have not yet needed to take him up on this. Most impressively in my opinion, is that the Fernwood Team genuinely values feedback and uses it to keep getting better. Even now, two years after those initial purchases, they still follow up to check in on how the properties are performing. (It's why I'm writing this review today) It’s clear they’re in it for the long-term partnership, not just a quick commission. When I’m ready to add more to my portfolio, there’s no question I’ll be calling them again. I just finished a deal in Las Vegas and I have to say, Cleo, Eric and the rest of the team are very good at what they do. I'm very busy with my dental distribution business overseas and decided to invest some of our earnings into real estate. A colleague of mine suggested I look at the Vegas market, but I knew no one. I stumbled upon one of Eric's post on Bigger Pockets and the rest is history. The dude is to the point and data driven. I look forward to my second investment property with this team. Fernwood Real Estate Group is simply outstanding!  We've worked with them on a couple of deals now and we very much appreciate and value their knowledge, attention to detail, lightning quick responsiveness, and most importantly, their intimate involvement in every deal.  Each member of the group--Eric, Cleo, Taylor, Selena, and Ann, handles different aspects of these transactions (though they certainly work seamlessly as a team) and they are all incredibly smart, competent and  professional.  And if that weren't enough, they're also just really nice and fun to work with. Real Estate is intimidating and scary but Eric,Cleo, Taylor, Selena and the entire Fernwood Team made the process of buying a home, eventually renting it out and finally even selling that same home SO easy and hands free. John, Cleo, Taylor, and Selena are among the best investor realtors I've worked with! As a first-time homebuyer, they made the process seamless and smooth. They dedicated significant time to teaching me what to look for in an investment property. I've learned so much from the Fernwood team and plan to purchase additional properties soon. Glad to have found Fernwood Real Estate Investment Group. I worked with Fernwood to do a 1031 exchange, and they helped make it a seamless experience, especially being out of state. Fernwood's methodology of finding a good investment leverages as much data as possible to minimize risk. I came across Eric and his company 15 years ago when we were looking at purchasing our first investment property in the US. At the time, we were not sure whether we wanted to invest in Las Vegas or other states, but he explained to us that Vegas was one of the best places to invest (low property taxes, great price appreciation, favorable laws for renting, etc…) which convinced us to focus on Las Vegas. What really convinced us to work with his company was their unique skill set to manage every step of the process: 1- They built their own analytical software to identify the best available properties with specific criteria aligned with renter desirability, ROI, etc… allowing to identify best cash-flowing properties 2- Once I select specific properties, they run a deeper analysis to confirm choice is good on the paper and do a very detailed video recording of the premises. During that visit, they identify what needs to be fixed or rehabbed to insure it can be rented out quickly and at the best price range. 3- They work closely with a rehab company which provide a quote. They can handle all the repairs, renovation at a very competitive pricing. 4- Last, they collaborate with a property manager offering preferred pricing if you chose so 5- Everything can be handled remotely. I only saw my first properties and all the other ones were handled 100% remotely. Over the years, I ended up buying many properties through their turn-key services and this has been the best decision ever. I only had great experience for each purchase. I also deeply appreciate the fact that they are always there for you to help to the best of their capacity independently of whether you are actively searching for new investment or not. If you are looking at investment properties in Las Vegas region, I highly recommend you contact Eric's company. They are truly the best and based on my experience, they are unmatched by the scope and depth of what they offer and the level of relationship they provide. At one point, I wanted to diversify out of NV, but never did because of the hassle-free experience and level of trust I have with Eric's company.
